If you're moving out of a Puchong, Subang Jaya, USJ or Bandar Sunway rental, the difference between getting your full deposit back and losing RM 800–RM 1,500 of it usually comes down to four hours of cleaning. Most tenants get the visible surfaces right but miss the same five hidden items every single time.

This is the checklist we hand our cleaners on every move-out job — built from years of doing tenant-side hand-overs in Puchong Jaya, Bandar Puteri, USJ Heights and Subang Bestari, and from listening to landlords explain what they actually inspected.

The Five Items That Lose Most Deposits

Before the room-by-room walkthrough, these are the recurring deductions we see almost every week:

  1. Air-con grilles and filter trays. Landlords slide a chair over and tilt the louvre upward — if it's grey-black, you're paying for an aircon servicing call (usually RM 80–RM 150 per unit).
  2. Kitchen extractor hood filter and grease underneath. Lift the metal mesh, run a finger underneath. If it's tacky, deposit deduction.
  3. Toilet bowl rim under the seat hinge. The two screw bolts at the back rust and yellow. Most tenants never lift the seat fully.
  4. Skirting boards and the gap under doors. Dust build-up here is the most reliable signal that no deep-clean happened.
  5. Inside the fridge — especially the door rubber seal. Mould black-spots in the rubber gasket = full appliance-clean charge.
The Hidden One Almost Nobody Checks

The top of the bedroom door frames. Run your finger across — if you can write your name in dust, your landlord can too. This is the single most common "gotcha" item across Selangor inspections.

The Right Order To Clean A 2-Bed Unit

Cleaning order matters. Going room-by-room means you'll re-dirty things you've already cleaned (usually floors). The right sequence is by type of work, top-down, dry before wet:

Stage 1 — Strip and prep (30 min)

  • Remove all curtains, bed linen, mattress protectors. Bag for laundromat or dry-cleaner.
  • Move furniture away from walls — sofa, beds, TV console. Don't put them back yet.
  • Empty all cabinets, drawers, fridge, kitchen storage. Throw out anything you're not taking.

Stage 2 — Dry dust top-down (60 min)

  • Ceiling corners and ceiling fan blades.
  • Top of door frames, top of wardrobes, top of kitchen cabinets.
  • Air-con outer casing and louvre top edge.
  • Light fittings, lamp shades.
  • Wall corners and skirting board tops.

Stage 3 — Wet wipe and degrease (90 min)

  • Inside fridge — shelves out, soak and re-fit. Wipe rubber seal with diluted vinegar.
  • Range hood mesh — soak in hot water + dish soap for 20 min, scrub, dry, refit.
  • Stove top, splashback tiles, all kitchen cabinet door fronts (especially nearest the hob).
  • Bathroom — descale shower glass, scrub grout, lift toilet seat fully and clean both bolts.
  • All door handles, light switches, power sockets (dry cloth).

Stage 4 — Floors last (45 min)

  • Vacuum every room including under furniture you moved earlier.
  • Mop tile and laminate floors. Two passes — one with detergent, one with clean water.
  • Move furniture back. Final pass on the gap that was hidden.

Room-By-Room Quick Checklist

Living & Dining

  • Sofa vacuumed (lift cushions, get the gaps)
  • TV console wiped including back cable area
  • Curtains dry-cleaned or laundered
  • Air-con grille interior wiped (don't forget the louvre top edge)
  • Floor mopped twice, skirting boards wiped
  • Behind sofa and console — vacuumed and mopped

Master Bedroom

  • Wardrobe interior wiped, top of wardrobe dusted
  • Mattress lifted — bed frame and floor underneath cleaned
  • Air-con grille and filter wiped
  • Top of door frame dusted (the one most people miss)
  • Mirror and dressing table polished, smudge-free

Bathroom

  • Shower glass descaled (limescale dot pattern fully removed)
  • Tile grout scrubbed — focus on shower floor and lower walls
  • Toilet bowl rim under seat hinge cleaned
  • Sink overflow hole flushed, drain cover lifted and cleaned
  • Mirror polished, all metal fixtures wiped to a shine
  • Exhaust fan grille wiped (lint and dust visible)

Kitchen

  • Range hood filter degreased, fan housing wiped
  • Hob top and splashback fully degreased — no tackiness
  • Inside fridge cleaned including rubber seal and freezer door
  • Microwave interior, oven (if any) wiped including door glass
  • Cabinet door fronts and inside cabinets wiped
  • Sink polished, drain mesh and cover removed and cleaned

Walk through the unit with your phone before the landlord arrives and take a video — every room, close-ups of the items above. If a deduction dispute happens later, video timestamps end the argument fast.

When DIY Makes Sense (And When It Doesn't)

For studios and 1-bed units, a determined tenant can usually do it in 6–8 hours. For 2-bed and up, especially if it has been over a year since the last deep-clean, the maths usually tips toward hiring a move-in / move-out cleaning team:
