Madam Choo reached us on a Wednesday afternoon with a simple message: "My son keeps sneezing every morning since last few months. Think the house needs a proper spring clean. Can you do this Saturday?" The 1,500 sqft 4-bedroom terrace at Puchong Perdana had not seen a deep-clean in 8 months. Two cleaners, a supervisor walk-through, and one full Saturday later — the house was reset from floor joists to AC louvres.

The Brief

Madam Choo's 7-year-old son had been waking up with sneezing fits every morning for the past 2–3 months. He is allergy-prone — dust mites and mould spores are the usual triggers — and the family had noticed the issue had worsened rather than resolved through the school holiday period when the boy was home all day. Paediatric advice pointed clearly to the indoor environment.

The terrace at Puchong Perdana is a double-storey intermediate unit, four bedrooms, with three split-unit air-conditioners. The last proper deep-clean had been 8 months earlier — before a family trip that stretched into an extended holiday. Day-to-day maintenance cleaning had continued but nothing systematic had addressed the fabric surfaces, the AC units, or the top-of-wardrobe dust that accumulates unseen in Malaysian humidity. Madam Choo found us through a recommendation in the Puchong Perdana residents' WhatsApp group and booked three days out.

What We Found On Walkthrough

Ariff (Bandar Kinrara Team Lead) did the on-site walk-through on Thursday morning, 30 minutes before confirming the scope. Findings room by room:

  • Kitchen: Grease build-up on the range hood mesh and the underside of the hood canopy — the kind that catches airborne oil and then collects a secondary layer of dust on top. Cabinet door fronts were tacky with the same oil-dust composite. The splashback tiles had a visible yellow-brown film at the corners where the tile grout meets the wall.
  • Master bedroom mattress: A king-sized mattress, approximately 5 years old. Press-test on the centre panel produced a faint musty scent — classic indicator of dust-mite colonies established in the foam layer below the cover. The top-of-wardrobe surface in the master had a visible grey dust layer, roughly 2mm compressed.
  • Kid's room (the 7-year-old): Single mattress with a thin fabric cover. Worse than the master on the press-test — the musty profile was more pronounced, and the pillow had absorbed sweat salt over months. Wardrobe top: same grey dust accumulation.
  • Air-conditioners (all 3 units): Visible mould-start along the louvre edges of the master unit — a thin black line that had not yet breached to the evaporator coil but was close. The kid's room unit was the most concerning: filter mesh visibly blocked with grey-brown fibre. The third unit (living room) was moderate. All three needed filter removal, wash, and dry before reinstallation.
  • Bathrooms (2): Ground-floor bathroom had limescale build-up on the tap fittings and a waterline stain in the toilet bowl. Master bathroom shower glass had a soap-scum haze that had hardened over 8 months of intermittent cleaning.

The Scope & Sequence

For a 4-bed terrace with 3 AC units, a spring deep-clean requires careful sequencing to avoid cross-contamination — you do not want to dry-dust the wardrobes after you have already mopped the floors. Our standard top-down, dry-then-wet approach, with kitchen and bathrooms running in parallel on a 2-cleaner split:

  • 09:00 – 10:00 — Dry phase, upper floor. Both cleaners started at the top of the house: ceiling fan blades, light fixtures, top-of-wardrobe surfaces in all four bedrooms. Microfibre dry-wipe on every horizontal surface from the highest point downward. All loose dust collected before any wet product was introduced.
  • 10:00 – 11:30 — AC units (all 3). Filters removed from all three units. Cleaner B took them to the ground-floor wet area for a foam degreaser wash and rinse. Cleaner A wiped the louvre sets, the front panel interiors, and the drain tray edges with a mould-inhibiting solution. The master unit louvre-line mould was scrubbed back to bare plastic. Filters were left to air-dry for 90 minutes before reinstallation.
  • 11:30 – 13:00 — Kitchen degrease. Range hood mesh had been soaking in degreaser since 10:00. Manual brushing cleared the baked-on oil layer. Cabinet fronts were wiped left-to-right with a citrus degreaser on microfibre. Splashback grout corners treated with a tile whitener paste, left to dwell 20 minutes then scrubbed. Fridge interior wiped with a vinegar-water solution and aired.
  • 13:00 – 13:30 — Lunch break. Both cleaners ate outside the unit — no eating on-site, no food odours mixing with cleaning products.
  • 13:30 – 15:00 — Mattress steam. All mattresses moved to clear floor positions. High-temperature steam in slow overlapping passes across the full upper surface of each. The kid's single mattress and pillow received the longest dwell. After steaming, a thin baking-soda layer was spread across the surface of the kid's mattress to absorb residual odour — left for 45 minutes, then vacuumed off. The press-sniff test at the head-end of each mattress confirmed neutral before we moved on.
  • 15:00 – 16:30 — Bathrooms. Descaler dwell on the tap fittings, toilet bowl waterline, and shower glass — 15 minutes contact time. Manual scrub with a pumice approach on the toilet bowl ring. Shower glass squeegeed to a streak-free finish. Both bathrooms mopped twice (detergent then clean water).
  • 16:30 – 17:00 — Living areas, floors, AC reinstallation. AC filters (fully dry by now) reinstalled in all three units. Living room: TV console, door frame tops, skirting, light switches, power-point face plates. Floors mopped twice, ground floor then upper. Final supervisor sign-off walk with Madam Choo before handover.

What Got The Most Attention

Three tasks consumed the most time and produced the most visible results:

  • The kid's mattress. This was the primary objective. Steam alone addresses surface contamination, but a 5-year-old single mattress with 8 months of uninterrupted use had deep-seated odour in the foam. The baking-soda absorption step — spread, dwell 45 minutes, vacuum off — was the difference between a mattress that smells "less bad" and one that smells genuinely neutral. We do not sign off the mattress cleaning step until the press-sniff at the head-end reads clean. Madam Choo's son's room took the longest of the three.
  • The three AC filters. A blocked AC filter does not just reduce cooling efficiency — it recirculates trapped particulates back into the room air with every cycle. The kid's room unit had the worst blockage: the mesh was at roughly 40% effective airflow. We washed all three filters with foam degreaser, rinsed under pressure, and dried flat in the covered rear area before reinstallation. All three units were turned on during the final handover walk to confirm cool air flow.
  • The kitchen range hood. Eighteen months of wok cooking had deposited a layer of polymerised oil on the mesh that resisted a standard kitchen spray. The 2-hour degreaser soak followed by a manual fine-brush scrub was necessary to clear it back to bare aluminium mesh. The visual difference from start to finish was the starkest of any single item in the job.

Handover & Customer Reaction

Madam Choo was home for the full day and walked the unit with Ariff at 17:00. Her first test was the kid's room: she pressed the mattress at the head-end, leaned in, and straightened up. "Okay, that's the one I was most worried about. That's clean." The AC units in both bedrooms were running cool. The kitchen range hood mesh had been reinstalled and the extractor was noticeably quieter at full speed — the blocked mesh had been creating motor resistance.

Madam Choo messaged that evening to say her son had fallen asleep without the usual bedtime sneezing. Four days later she messaged again: "Still no morning sneezes. First time in months." She booked onto the 8-week recurring deep-cleaning plan the same week. The next scheduled visit covers the same AC filter wash and mattress steam to keep the allergen load from building back up.
